The Digital Nomad Route

Cyprus operates a dedicated Digital Nomad Visa for non-EU nationals working remotely for employers or clients outside Cyprus. It requires a net income of at least €3,500 per month, increased by 20% for a spouse and 15% for each child, plus Plan A health insurance and proof of accommodation.

  • Issued for one year, renewable for up to a further two: three years in total.
  • Processing typically takes five to seven weeks, at roughly €70 per person.
  • The first €22,000 of annual income is tax-free, and a 50% exemption applies to employment income above €55,000 for up to 17 years.

  • Resale properties carry no VAT but pay transfer fees on a progressive scale (3% / 5% / 8% by value band), halved on resales, waived where VAT was paid.
  • No annual property tax (abolished in 2017), only minor municipal levies apply.
  • Capital gains tax of 20% applies only on a future resale, not at purchase.

GESY: the national health system

Cyprus runs GESY, a national single-payer healthcare system administered by the Health Insurance Organisation, contracting both public hospitals and private doctors and clinics. You register with a personal GP who refers you on to specialists.

EU/EEA citizens qualify if legally resident and working, self-employed or a permanent resident; non-EU nationals need a residence permit with permanent or long-term status.

Typical co-payments: GP visits free, specialist visits ~€6, prescriptions ~€1 per item, A&E ~€10. Many residents pair GESY with private insurance; private specialist consultations run €150 to €300, for faster access.
